Why do I need an architect, and why choose your firm?

We are known for creative, problem-solving residential layouts that unlock extra bedrooms, improve flow, and increase the value of your home.  At Stage 4, we also pass on a % our trade discounts, savings that most often exceed our fee. Our clients consistently comment on how our design thinking pays for itself.

What happens at the initial consultation? Is there a fee?

We offer a free introductory consultation via Zoom  We also offer 1-hour, site-specific feasibility calls at £250 + VAT, bookable via our website. There is no fee for the initial meeting; however, a small deposit is required ahead of the first site visit.

Do you work with builders and contractors? Do you manage the build?

We can introduce you to trusted contractors with whom we have excellent working relationships. If you would like architectural support during the build, we offer site-stage involvement or can introduce a specialist project-management firm we use to act as your eyes and ears on the ground.

What additional costs should I budget for?

To avoid surprises, we outline typical third-party costs in your appointment letter. These may include (but not limited to): · Measured survey - The measure up  · Structural engineer · Quantity surveyor / cost consultant · Planning and council fees · Building Control fees · Drain survey · Heritage or planning consultant (if required) · Party wall surveyor (if required)

What’s your track record with planning in conservation areas or listed buildings?

Around one-third of our work is within conservation areas, listed buildings, or sites with heritage considerations. We are highly experienced in navigating these constraints with sensitivity and success.

Do you provide interior design?

Yes, architectural interiors (fixed elements, layouts, bathrooms, kitchens, finishes, lighting) are included as standard within Stage 4. FF&E (furniture and loose items like rugs, cushions, lamps) and Joinery packages can be added if required

How do you communicate with clients throughout the project?

Clear communication is central to our process. We use email, regular check-ins, and shared Dropbox folders for all drawings and documents. For Stage 4 interiors, we use an online mood-board platform with collaborative back-and-forth to refine your material palette and specifications.
