Why Most Renovation Projects Start With the Wrong Assumptions

Most homeowners approach a renovation with excitement, sketches, and a rough idea of what they want. But the truth is this: most projects start with assumptions that quietly sabotage the budget long before the builder arrives on site.

Here’s why it happens and how to avoid it.

1. The budget is usually based on hope, not data

Many people set a number that “feels right” rather than one informed by real market conditions or by the true cost of consultants, VAT, contingency, surveys, and specialist fees.

2. Homeowners assume design alone dictates cost

In reality, your assumptions about design dictate cost long before drawings are produced.
A layout change may feel simple, but moving kitchens and bathrooms increases structural work, service runs, and labour costs.

3. People assume they know what they want, before defining how they live

This is one of the biggest misconceptions.

A design brief shouldn’t start with “We want an extension” or “I know we want those crittall doors” It should start with:

  • How do we live in our home?

  • How do we cook?

  • What moments matter each day?

  • Where does the natural light fall?
